Go ahead for development of shops and flats in Hilliers Yard - fourth time lucky?

Planning consent has been granted by Wiltshire Council for the redevelopment of the building known as The Old Salerooms, Crooks Yard in Hilliers Yard.  The existing building, formerly the Marlborough Auction Rooms and now the Kit Stone kitchen design showrooms, will be demolished.

The site lies between the Hilliers Yard (or Waitrose) car park and the Polly Gardens car park.  The new building will have two storeys and contain three two-bedroom  flats with retail units below them.

Marlborough Town Council's planning committee raised no objections to this scheme.  The developers are KSProp Limited.

This is the fourth planning application for this site in recent years.  In 2008 an application was withdrawn because not all the land was available to the developer.

A re-submission in March 2010 was hit when finance dried up following the global economic crash.  It lapsed in 2013.  

Another application was made in December 2014 - this was for four flats (two with one bedroom and two with two bedrooms) and four retail spaces below them.  The design of this scheme was criticised, but permission was granted.

This new application states: "The proposed building would be slightly taller than the extant permission [of 2014], but it is also self-evident that the proposed building would be of far greater design quality and architectural merit than the somewhat bland and uninspired design of the existing permission."
